
Renter's Guide
This guidance has been put together to help you look after your rented home and avoid common issues during your tenancy. Following these simple tips will help keep the property in good condition and ensure a smooth and comfortable renting experience.
General

Always report maintenance issues as soon as they arise to help prevent further damage to the property and its contents.

Please keep floors and surfaces clean and free from dust to maintain a healthy living environment.

Garden areas should be kept reasonably tidy and maintained in line with your tenancy agreement.

If you have a car, please park considerately and in accordance with any local restrictions to avoid accidents or disputes.


Bathrooms

Wipe down tiles, shower screens and wet areas after use to reduce moisture and help prevent mould growth.

Clean shower trays, baths and sinks regularly to avoid limescale and soap residue build-up.

Use extractor fans or open windows during and after bathing to improve ventilation.
Kitchen
-
Wipe up spills and food residues from worktops as soon as possible to prevent staining and damage to surfaces.

Clean ovens, hobs and microwaves regularly (once cooled) to prevent grease build-up.

Keep floors clean and store food in sealed containers to reduce the risk of pests.

Please do not pour cooking oil, fat or grease down sinks, as this can cause blockages.


Ventilation & Condensation (Very Important)

Open windows regularly, even during colder months, to allow fresh air to circulate.

Use extractor fans in kitchens and bathrooms when cooking or bathing.

Avoid drying clothes on radiators or indoors without adequate ventilation, as this can cause excess condensation and mould.
Heating & Plumbing

Keep the property adequately heated during colder months to help prevent condensation and frozen pipes.

If leaving the property unoccupied during winter, follow any guidance provided regarding heating settings.

Do not flush wipes, sanitary items, cotton buds or nappies down toilets, even if labelled “flushable”.


Waste & Recycling

Dispose of household waste and recycling correctly and on the designated collection days.

Do not allow rubbish to accumulate inside or outside the property, as this can attract pests.

Large items (e.g. furniture) should not be left at the property unless agreed in advance.
Fixtures, Fittings & Decoration

Please do not decorate, redecorate, or make alterations to the property without written permission.

Use appropriate fixings for pictures and avoid excessive holes in walls.

Report any accidental damage as soon as possible so it can be addressed promptly.


Neighbours & Consideration

Please be mindful of neighbours, particularly with noise during early mornings, late evenings and at night.

Any issues with neighbours should be reported to us so we can assist where appropriate.
Safety

Do not tamper with smoke alarms, carbon monoxide alarms or fire safety equipment.

Report any faults with safety equipment immediately.
-
Keep exits and communal areas (if applicable) clear at all times.
