Lettings and Property Management Fees 

The following fees are applicable to our Residential Lettings and Property Management services for long term tenancy set-up and management. All prices are inclusive of VAT unless otherwise stated:

Full Property Management​

  • Tenancy Set-up*: £565

  • Early Departure Re-Let Fee, if tenant moves out <6 months from start of tenancy: £330 (this is applicable only on Tenancies Starting 01/05/2026 onwards)

  • Monthly Management (incl. Rent Collection) 12%

  • Lettings Renewal £60 (this fee is applicable on all tenancy renewals up to and including 30 April 2026) ​

Let Only

  • Tenancy Set-up*: 75% of first month's rent (Minimum fee £600 applicable)

  • Lettings Renewal £80 (this fee is applicable on all tenancy renewals up to and including 30 April 2026)

Additional Services 

  • Inventory Photographs Move-in and Move-out, per inventory: £144

  • Tenant References: £40 (per tenant, only applicable from third tenant onwards)

  • Right to Rent Checks: £25 (per tenant, only applicable from third tenant onwards)

  • Rent Review and Service of Section 13 Notice: £144

  • Periodic Inspections: £60 (Included with Full Management)

  • Maintenance works: from Contractor Invoice value + 18%

  • Gas Safety Check - Includes Boiler Service: £120

  • Electrical Installation Condition Report: from £150

  • Energy Performance Certificates: from £144

  • Portable Appliance Testing Report: from £80

  • Fire Risk Assessment: from £519

  • Service of Notices: £60

  • Per Hour Cost for Court Attendance Alongside Landlord: £60

  • Other Services POA​​

  • Full marketing & professional advert creation

  • Major rental portal advertising

  • Accompanied viewings

  • Tenant selection & negotiation

  • Right-to-Rent checks (up to 2 tenants)

  • Full referencing (up to 2 tenants)

  • Guarantor referencing (up to 1 guarantor) 

  • Tenancy agreement drafting and collection of signatures

  • Deposit registration

  • Service of statutory information

  • Move-in coordination and key hand-over
