Tenant Fees

The following fees may be applicable if you rent a property from us as a tenant on a long-term basis (minimum 6 month commitment) within England and Wales. These charges are Permitted Fees (Tenant Fees Act 2019).

When renting with us, you’ll receive our Tenant Terms of Business and Tenancy Agreement, which set out all payments due before, during and after your tenancy, including confirmed rent and deposit details.​ Below is our list of permitted payments in line with current legislation.

Holding Deposit (per tenancy) – 1 week’s rent
This reserves the property while we process your application.


Please note, by paying the Holding Deposit, you confirm that you have read, understood and agree to our Holding Deposit Terms and Conditions found below.

Security Deposit
Up to 5 weeks’ rent (where annual rent is under £50,000).

Up to 6 weeks’ rent (where annual rent is £50,000 or above).

​

Unpaid Rent
Interest will be charged at 3% above the Bank of England Base Rate, from the Rent Due Date until payment is made in full. This applies only when rent is more than 14 days overdue.

Replacement of Lost Keys or Security Devices
Tenants are responsible for the actual cost of replacing lost keys or security devices.

If locks need to be changed, tenants will be charged the actual cost of a locksmith, new lock, and replacement keys for all parties requiring them. 

 

An additional charge of £15 per hour (inc. VAT) will apply if extra time is required to organise replacements.

Contract Variation (at Tenant’s Request)
£50 (inc. VAT) per agreed change to the tenancy terms.

​

Change of Sharer (at Tenant’s Request)
£50 (inc. VAT) per replacement tenant, or reasonable costs if higher. 
This covers landlord approval, new tenant referencing, Right to Rent checks, deposit registration, and preparation of updated legal documents.

Early Termination (at Tenant’s Request)
If you wish to end your tenancy early, you will be responsible for the landlord’s reasonable costs in re-letting the property. You will also remain liable for rent until the start date of the new tenancy.

These costs will not exceed the total outstanding rent on the original agreement.

Utilities / Council Tax

Any associated charges are the tenant's responsibility throughout the full duration of the tenancy unless stated within the tenancy agreement.​​​​​​

​Holding Deposit Terms and Conditions

  1.  To begin your application to rent a property, we require payment of a Holding Deposit equivalent to no more than one week’s rent. Once received, we will start the referencing process for all tenants and guarantors (if required).

  2. We will not progress other applicants to referencing until a decision has been made on your application. If your referencing is successful and you proceed to sign the tenancy agreement, the Holding Deposit will be deducted from your first month's rent.

  3. The Holding Deposit will be refunded to you in full if the landlord or agent decides not to proceed for reasons outside your control or unrelated to your referencing outcome.​

  4. The Holding Deposit may be retained if: You withdraw from the application or; You fail a Right to Rent check or; You provide false or misleading information that materially affects your suitability as a tenant (for example, undeclared adverse credit history or unsatisfactory previous tenancy conduct that you failed to disclose when asked) or; You fail to take all reasonable steps to enter into the tenancy agreement (or Deed of Guarantee) within 15 calendar days (or another agreed deadline in writing), despite us taking all reasonable steps to do so.

  5. Applicants are expected to provide all information requested by the referencing agency or by us promptly to avoid unnecessary delays. Failure to respond within a reasonable timeframe without good reason may be treated as a failure to take reasonable steps to enter into the tenancy agreement.
